In the National Association of Realtors’ 2026 Real Estate Outlook, NAR senior economist Nadia Evangelou says that the U.S. has been in “one of the toughest affordability environments in modern housing history.” Freddie Mac’s 30-year fixed mortgage rate is now 6.37 percent, more than a percentage point higher than what it was in 2022. Home inventory is up 20 percent over last year, but worries about war and a tough job market may have buyers wringing their hands.

While the real estate market remains uncertain, we don’t think now is the time to splurge on exterior updates that are solely cosmetic.
