Hi - I am researching basement finishing and need advice. My main consideration is moisture damage and a breeding ground for mold. For that reason I am seriously considering using steel studs. (Note - my basement has no water leaks or flooding problems)

The issues with steel studs are "thermal bridging" and "ghost lines". Has anyone confronted these issues and solved them? How do you prevent or minimize the steel's conducting of heat/cold to reduce these problems?

I have seen some info targeted towards exterior walls - but what about poured concrete basement walls?

A side issue - how large of a problem is mold formation in basements, particularly using wood studs? Is using steel an effective way to reduce the possibility of the formation of mold? And...does anyone know of any material besides good old drywall to use that would be non-organic and mold resistant? Thanks.

leave a 1" gap min. between the ext.wall and the mtl. stud wall. use moisture resistent drywall (greenboard). insulate w/ rigid insulation. and provide air vents for the void space both low and high in the wall. install a dehumidifier with a direct drain. caulk the bottom plate in the gap space. I left more than 1" gap so i could get the caulk gun in there.

My husband(a carpenter) and I called the 1800 New Basement for a quote on a finished basements using the Owens Corning system. It was very impressive, but very expensive . The lowest they could come up with was about $100 per foot - not square foot, and did not even include ceiling and carpeting with that figure. It uses PVC and other non-mold encouraging materials. It was way out of our budget. They said they've been on the market for about 6 years. Because they have the patent on this,I was wondering how long they will have the exclusive rights and when it will be open for general production. We really like the product, but might be willing to wait for it to be available at Lowe's. Do you have any knowledge in this area?
